October Luncheon - City & Port of Richmond: Redevelopment From Shoreline to City Center

The City and Port of Richmond are improving and redeveloping unique gems of property from the historic city center to the shorelines. The surrounding area has transitioned in recent years from heavy industrial uses to residential, office, commercial, and marina and shoreline park uses.

Last year, they offered RFP's for two major bayside projects: Point Molate, a 415-acre site in northwest Richmond to be cleaned up and redeveloped into a mixed-use project, and Terminal One Brickyard Cove, 13.83 acres used by the former Terminal One facility, which may be converted to residential, commercial, or a mixed-use development of housing and coastline commercial activities. Refineries and other private firms also continue to change and improve their properties.

Almost every city in Northern California will need more drinking water in the future than they can draw from their existing imported or groundwater supplies. NEW APPROACHES TO REMEDIATION INSURANCE

Cost cap? Containment insurance? Self-Insured Retention?
Cost cap insurance requirement are showing up everywhere - from the Corps of Engineers $200M FPRI contracts (currently out to bid), to commercial cleanups like the Pacific States Steel Project in Union City, and is likely to show up as a requirement for future PG&E remediation work. What is it? Cost containment insurance defines the ultimate cost of an environmental remediation project by insuring against project cost overruns.

Typical Cost Cap insurance has five basic components to its structure. Do you know what they are? Do you know what the consultant’s role is within the insurer/client/consultant collaborative effort? Can you discuss the elements of Self Insurance Retention or the Attachment Point at a cocktail party or client meeting? If not, better come to PEMA for a primer about cost cap insurance, stop loss, environmental liability, and other requirements your firm may face on upcoming projects!
